One question we have received from several people is about whether or not to stage their home when prepping to sell. Most people don’t really know all the benefits of staging. I’ve put together some key factors about staging.
Staged Homes Sell Quicker and for More Money
In recent national surveys, homes that were staged sold in an average of 23 days on the market, compared to an average of 130 days for non-staged homes. That is a difference of nearly 80% of time on the market. In addition to quicker sales, sellers can also expect to sell there their homes for one to two percent more if they are staged vs. non-staged. In the example above the staged townhome sold for 5.2% more than an identical home that was vacant and sold the week before.
Four Basic Staging Concepts
Generally speaking there are four basic things you can accomplish with staging that will help your home look better to buyers.
- De-Clutter- A home with lots of clutter will look smaller to buyers and they will question whether or not the home has enough space, no matter how big it may be. Just because pictures of closets, cabinets and drawers will not necessarily be in your home’s brochures, does not mean buyers will not look there.
- De-Personalize- Buyers want to imagine themselves in the homes they are touring. Too much personal stuff in your home will get in the way if the potential buyer does not share your tastes.
- Freshen- Do not let small blemishes make an otherwise great home look bad. If a new coat of paint is needed in a room or the trim needs to be repainted, get it done. All things being equal, buyers would rather get something completely move-in ready.
- Lighten- Make the best use of both artificial and natural light. If you are going to repaint, go with lighter colors. Make sure window treatments optimize the amount of natural light that gets into your house. Lighting fixtures area also a good way to brighten up rooms.
