Pentagon Centre Redevelopment Plan Approved

Last week saw the Arlington County Board unanimously approve the amended plan for redeveloping the Pentagon Centre shopping mall property in Pentagon City. This is a major redevelopment with long-range plans for the future of the area. The goal is to create a sense of place and community within Pentagon City centered around the Metro Station. Similar to the way the Orange Line communities have grown, the new Pentagon Centre will feature 1.9 million square feet of mixed-use development including residential, street-level retail, office space and green spaces. There will be three phases of the development completed over a 40-year period.

The initial plans called for building the offices first, but in light of the recession that hit in 2008, when the plan was first proposed, it has been deemed more appropriate to focus on residential space as the first priority. The developer, Kimco, will begin phase 1 with two residential buildings providing 693 new units, with a minimum of 11 being reserved as affordable housing. There will be two towers, on 25 levels located at the corner of 12th and South Hayes, and the other at 10 levels at the corner of 15th and South Hayes. These will include the first street-level retail spaces as well, keeping dining and shopping options available for the residents who move in and those that work nearby. There will be retail space in each residential building and along Hayes Street connecting the two towers. In addition to the residential buildings, a 9,000 square-foot open space will be built as well as a planned parking garage with solar panels and a transit commuter store. These designs will make the new development more engaging, and ready for the next phase which will begin in approximately 20 years.

Phases 2 and 3 will see the demolition of the original Pentagon Centre mall and the Costco building. There will be a three-acre park built with a 200-room hotel and three office buildings. A 14,000 square-foot addition to the retail space of Phase 1 will be completed as part of Phase 2. That will leave the Costco building as the last vestige of Pentagon Centre Mall until it is demolished as a part of Phase 3. The plan for the Costco space will center on more open space, as well as retail space and an office building. It will be interesting to watch how the new Pentagon Centre brings new residential and business activity to Arlington.
