Our Semi-Final results are in and we are about to release the final two condos and townhomes in our Orange Line Madness bracket. In case you are just reading for the first time we began our bracket several weeks ago and took input from top Arlington, VA real estate agents to seed 64 condos and townhomes on the Orange Line in Arlington. We then did round by round match ups and have now gone from 64 to our final two condos and townhomes. We have released all of the rounds via blog and in the last round we started releasing by video blog as well. Below are the Semi-Final results in our video blog and regular blog.

Our Final Two Condos and Townhomes Revealed on Video
Clarendon and Courthouse Region vs. Ballston and Virginia Square Region
This match up features Station Square, on of Clarendon’s top condos, vs. the Monroe, one of the top VA Square condos. Both of these condos are located very close to metro stations with Station Square being a block away from the Clarendon Metro and the Monroe being similarly close to the VA Square metro. Station Square has the advantage here though in that it is right in the middle of Clarendon where you can walk to Trader Joe’s, Whole Foods, the Clarendon Market Commons and plenty of popular bars and restaurants.
In terms of amenities and condo fees, overall Station Square has the advantage. While each condo has a mix of amenities (pool and party room at Station Square, fitness center and concierge at the Monroe), Station Square has the advantage of having very low condo fees.
In terms of size, the Monroe definitely has the advantage as is features both 2 and 3 bedroom condos. On Arlington’s Orange Line it is very hard to find 3 bedroom condos so this is a big advantage.
Overall though the winner of this match up is Station Square, which makes it to the final round.
Townhome Region vs. Rosslyn Region
This match up features Clarendon Park, winner of the Townhome region vs. Turnberry Tower, winner of the Rosslyn Region. Both of these places feature great locations. Clarendon Park is located right behind the Clarendon Market Commons. It is convenient to Whole Foods, Trader Joe’s and the Clarendon metro. Turnberry Tower is located one block away from the Rosslyn metro so it is convenient to both the Orange and Blue metro lines, as well as just a short distance to Georgetown.
In terms of amenities, Turnberry Tower is tops in the area with its concierge, valet parking, fitness center, indoor pool, media room and party room. These come at a price though as the condo fees are much higher when compared to the HOA dues at Clarendon Park.
Size wise Clarendon Park definitely has the advantage. While in terms of square feet there is not much difference, Clarendon Park offers 3 bedrooms and has lower level rec rooms, while Turnberry Tower is primarily made up of 2 bedroom homes.
With all of these factors considered, it is a close call, but Clarendon Park goes on to the finals where it will face its neighbor, Station Square.
